Kigali: Master Steel property up for sale

International investors, industrial operators, and private equity groups have been called to submit their offers for the acquisition of one of Kigali’s largest fully developed steel manufacturing facilities and industrial property, following the closure of Master Steel Ltd.

The property offers an opportunity for strategic operators seeking an immediate operational base in East Africa. It is ideal for steel fabrication and construction materials production, logistics and regional warehousing, and export processing operations. The deadline for submitting offers is September 30.

Situated on 11.07 hectares and in Kicukiro, Gahanga Industrial Park, the property is being offered not just as a prestigious industrial compound but also includes all movable plant, machinery, and equipment used in steel production. It offers a ready-to-operate, complete platform and welcomes interested investors to tap into Rwanda’s fastest-growing economy.

The sale is being managed by WH Auctioneers (Pty) Ltd, a global asset disposal specialist with a track record of handling large-scale industrial and infrastructure assets across Africa and international markets.

Located just 15 minutes from Kigali International Airport and 22 kilometres from the upcoming airport in Bugesera, expected to be one of the largest aviation hubs in East Africa, the site offers smooth access to regional trade routes, including DR Congo, Uganda, Tanzania, and Burundi.

The property is on a 49-year leasehold effective May 6, 2025, positioning it as a long-term strategic investment. It is adjacent to the NR5 National Highway, providing seamless connectivity to national and regional transport corridors.

For daily smooth operations, the facility is composed of heavy-duty steel manufacturing bays — 8 to 32 metres wide and 84 to 120 metres long —with overhead gantry cranes and reinforced floors. For storage and product safekeeping, it includes enclosed warehouses and storage overhangs with direct truck access, as well as modern A-grade offices with reception, boardrooms, executive offices, and staff amenities.

While the property was a steel manufacturing business site, it can be converted into a multi-tenanted industrial park, with the possibility of creating an inland port.

The site is equipped with sustainable electrical reticulation, water infrastructure, internal access roads, perimeter fencing, and controlled gate access, ensuring security and a reliable working environment. The facility offers a complete inventory, enabling immediate recommissioning of production and eliminating the cost and delays of importing new equipment.
